So this real estate agent takes her digital camera. Not video camera but a digital camera that takes small clips. She takes little clips of the inside of her clients house and puts it up on You Tube. She gets several offers right away and sells the house.

Secret Strategies to Sell Your House was the first time that I had to listen to my own voice. At first I was a little self conscious. I didn't really push the fact that I had a 30 minute introduction audio for free at Basics To Start with. I sort of thought that it might put people off.

Then I played it for a friend of mine. I must be a glutton for punishment. My buddy is an A type personality who really had no problem giving me the business about anything. When it ended I had braced myself for the onslaught.

What I got suprised me.

He wanted to hear more.

I asked if he thought it needed to be done by a professional. He said he didn't care if it was done by daffy duck. Having read the accompanying pdf he wanted to know where were the rest of the 4.5 hours of audio.

His only question was. "Do you explain everything in simple straight forward language?." I said as simple and plain as the intro is the whole series is.

He wanted to know if he could play this on his I pod or cd player in his car? Absolutely, "just burn it to a cd or download it to your I pod."

He admitted to me that he was only able to scan the pdf and because of the way it was written he was able to pull out the individual strategies that he wanted to know more about. He said time was an issue for him. Having all of this explained with audio made it easier for him to take it in and apply it.

This is a guy who makes his living selling, houses, investments, businesses you name it. This guy is not a green pea when it comes to marketing. It was a great confidence booster to me.

Not being a professional speaker I was worried about that. Also I could make it beautiful over about two or three weeks. Pretty cover slick website stereo sound the works. I asked Bill if he thought that was necessary.

Man. I feel like I had a baby. I finally completed the final edit of the Secret Strategies To Sell Your House pdf. Then I recorded and edited down to over 4 hours and 23 minutes of audio files in mp3 format.

Sell Your House: Deal Fairly

A deal isn't a good deal unless it's fair to both sides of the table. This is something to keep in mind especially if you are considering carrying some or all of the mortgage.

So let's look at the first statement and why is this even remotely important? You've heard the saying "good vibes", you have felt this yourself. Perhaps you call it something else. The fact is people pick up on things. We all know this to be true to some extent.

If you are trying to cover something up prospective buyers will get a 'wierd feeling' when you talk. Like something isn't right. If something is amiss they will smell it to one degree or another.

Honesty is the best policy. So if there is something detrimental, past roof leak, garage over property line, it is best to disclose it right away. Then you can explain repairs or improvements and how you solved the problem.

By sharing this experience with a prospect they get to know you. More importantly you establish credibility and can then direct the conversation to your advantage. They will pick up that yopu are being honest with them and they will like that. We do business with people that we like.


As for the second part of my opening statement. 'This is something to keep in mind especially if you are considering carrying some or all of the mortgage.' Owner financing is a very effective tactic in a tight marketplace. Either by carrying part to assist with financing or carrying the entire mortgage.

Either way you will need the assistance of a real estate attorney or a good title company if you have no experience. This is fairly styright forward, you end up with a mortgage payments from the buyer at one to two points above prime.

The advantage of this is you will usually get full boat price that you asked for your house. It's price or terms not both. You want to be fair to the buyer and yourself. There are some things to consider.

First the buyer. After looking at his financials and credit report and understanding why he can't just go to the bank. Do you feel that he will pay? What does your gut tell you. Are you picking up anything? Take a couple of days to contemplate this.

Have you covered your bases legally? If unsure this is where a paid attorney comes in not just cornering a friend for free advice. I mean what happens if you have to foreclose or collect this mortgage by legal means.

These questions when answered will do two things. One, you will have a clear understanding if you want to offer any type of owner financing. Two, this will lead to covering your bases. Protect yourself, be fair with the buyer and you have a distinct advantage in the marketplace.

Staging to Sell Your House

Staging to sell your house. I think everyone is hip to this. Mostly from watching shows like flip this house, million dollar listing and others.

Many people are going nuts with this. You are supposed to be staging the home to sell it so your personal tastes aren't the issue. I understand. You may be thinking to yourself that 'your' personal tastes are such, most all refined , genteel people as yourself would love what you love.

So reel it in a little bit okay?

You want to sell your house right? So you want to appeal to everyone. The easiest way to do this is to go generic. Plain simple color schemes. Such as white and soft colors, tan, blue.
Keep it simple.
Spending 2500 on Victorian era heavy drapes might not be the ideal.
Keep it simple.

Think of the house you are trying to sell like a blank canvas or clean slate. You want the buyer to fill it in with their imagination. If they can't see or imagine what they like fitting into the home it's a barrier to purchase.

Maybe a limited barrier but you want all the help you can get. Also don't put yourself into the furniture business. If you are not paid as a professional interior designer maybe you want to rent staging furniture and the like.

I realize that when you watch the real estate shows on TV they say you can get three times the value of the furniture in the home. Everyone else saw that show as well.
So if you are living in the home you can allow the furnishings to be an option if you wish but don't push. Keep the transaction simple. You want the perception to be that buying your home is easy and uncomplicated.

Some other suggestions.

Make sure the kitchen counters are bare, devoid of any appliances, bottles cute spice racks and cutting boards. The refrigerator must have nothing on top of it and no pics, magnets and cute stuff on the front of it.

It goes without saying but I will say it anyway. the house must be clean top to bottom and uncluttered, even if you are living in it. If your teenagers are a problem have them stay at grandma's while you schedule showings or have your open house. Clean and uncluttered goes for the garage, driveway, porches, yards and closets.

Open all window coverings, shades, drapes and or blinds. Let the sun shine in. This will make you have to dust more but bright and airier looks bigger and more inviting.

A potential buyer needs to be able to picture their junk in the garage, their stuff on the counter, on the refrigerator, in the yards and closets.

These are just suggestions and please note that staging your home may not overcome major obstacles to sale but it can certainly help to ease over small ones.

Strategies? and Some Tips


That's what it takes to move your home in a market that is clogged with sellers. Many of them panicked.

Of course the less they have applied best business practices the more panicked they are. Interest only loans blah blah blah....


I'm not your typical sky is falling media sensationalist. It's still real estate. The reasons that you got in still apply. The media can not make the price of homes go down no matter how much they try.


Yes they can give the buyers pause by sewing seeds of doubt and insecurity. That is how they get you to watch their ads. Why is it the story you want to hear about is always coming up after the next commercial break. Come on you know this.


So when the MLS is flooded with listings and you want to sell your house and get the maximum profit what you need is a strategy.


Imagine the marketplace as an old town square, the shops all jammed in together. Barkers out front trying to catch your eye so they can tell you why their goods or service is better and so unique.


Realtors market don't they. Some do, some are very proactive. This discussion is neutral on the realtor issue.


My favorite marketer, the guy I just love to read or to listen to is Jay Abraham. You most likely have heard of him. Some of his unique concepts are developed by taking a tactic or strategy from one industry and applying it to another.


This is sort of how the group of guys that I work with started in real estate. We got in around 2002. None of us are Realtors or licenced in the real estate field. We met with plenty though. We learned a lot in a short period of time.



In fact I am about to publish a 'how to' on building custom homes for a profit hopefully before end of November.



Right now I have the segment done on "Strategies to Sell Your House" which I will be offering as an audio book with transcript in PDF by weeks end. We applied any number of disciplines to selling the houses under our charge.


Sometime between now and the end of January I will be tasked with selling 7 custom waterfront homes in the 1 million to 1.5 million dollar range.


Yes we use a realtor at times, but always a good real estate attorney. More importantly we use some aggressive strategies to move these homes.


Here are some Tips:

1. Try offering owner finance. You would be surprised at how many inquiries that you will receive.


Of course if you don't want to play bank there are other ways this can be accomplished. I will explain in detail three ways that you can accomplish this and the advantages in my audio book.


2. Don't worry about what the paper or news is pushing out. Just recently here in Florida they are hammering the sky is falling on the news. Even though they state in their piece that prices are not going down.


In the newspaper they have a doom and gloom headline and then are force to reports incongruous housing numbers.


I read on AOL's news service how property values in Lakeland Florida will be going up %50+ percent over the next five years and Pensacola will be increasing %70+ over the same 5 year period, but the real estate market is crashing. Somebody needs to make up their mind. Seems they have a headline they want to use and don't care if the story underneath matches up.


So do not focus on what they tell you the numbers are. The only thing that matters is what is true for you. Your house if packaged properly can be sold.


What that package is and what strategy or strategies you use is determined by the truth of where your house is located, size, condition and price.
